Sell and rent in parallel — without a housing gap

A practical playbook for owners in the Lausanne–Lavaux area who need to sell a property and secure a rental at the same time. No personal case details — only the process.

The idea

Treat sale and rental as two workstreams on one calendar. Market the property while you still live there if needed; set the deed completion date after the rental lease starts and the move is done.

Who this is for

Owners (or families acting with a power of attorney) in Canton Vaud who want to:

  • Sell a primary or secondary home
  • Rent elsewhere nearby (or further along the lake arc)
  • Avoid overnight gaps and rushed decisions
  • Shortlist communes with open data before hunting listings

Coordination rules

  1. Never fix the sale handover before the lease start — the rental date drives the sale completion date, not the other way around.
  2. Budget a short overlap — rent plus ongoing charges on the sold property for a few weeks is cheaper than a forced double move.
  3. Start legal paperwork early — power of attorney, family-home consent (Art. 169 CC if applicable), and Land Registry extracts take weeks.
  4. If the right rental appears first — take it — bridge cost is usually small relative to sale value.
  5. One person owns the calendar — a single coordinator keeps both agents, notary, and régies aligned.
